Looking at selling my waterfront guest cabin in Winter Harbour.
Time to downsize. Seems to be some leftover interest after the recent sale.
Foreshore with docks and pilings included. I’m working on listing details and
just rambling here......
Looking forward to any input or advice.

Cabin on 60’ x 190’ waterfront lot, includes 65’ of docks with new pilings with room for another 60-80’ dock.
Access is from Winter Harbour Road at the back and cabin is right on the boardwalk.
Three bedroom 2 storey building with attached laundry/mechanical room with 200 amp electrical service.
No kitchen but multiple plans for logical additions….. depends on use.
Previously meals were all done at my place next door.
Would make a great small charter operation or group purchase. Looking for a good neighbour!
The cabin is fully furnished and includes washer & dryer plus all bedding and some art work.
Private sale and clear title to new owner.

Some perspective for you - I just bought the really rough cabin a few houses closer to the gov dock for $310k (no dedicated dock). I heard the brand new house beside me went for over $700k a year ago (no dock). Depending on condition, I’m ballparking $800k - $900k. Yours is a nice piece of property and it’s very difficult to find west coast waterfront with a dock. The real estate market has softened but for those who have enough cash to buy a recreational property, the housing slump does not really impact them.

The new house you mention was a crazy Covid deal, well under market.
The US owner never even saw it finished and dumped it in a distress sale.
my price will be considerably less than your recommendation.
Working on it, the dang hockey game got in the way last night.

Also, I’ll ask a fair price but looking for a good neighbour.

That’s a lot of cash for something that is 2 hours from a grocery store.

I’d be a great neighbour… but that’s about all I could offer. Very cool property! Very jealous.
 
You bet! Three bedrooms all have ensuite bathrooms, 2 with tubs, one with shower,
hooked up to community water system and private onsite septic system.
 
Fyi, if you have internet, you can most likely use your cell phone like normal and enable wifi calling. It works great.
 
Thanks Bifmalibu…. My old iPhone won’t do that! Looking at a 13 real soon.
Meanwhile, I have my neighbours cordless for outgoing calls. All is good.
Telus arriving next week and I’ll be back in business……
