Covered boat or rv storage near Courtenay

A friend has a large gated acreage and has storage for 2 boats or RVs
The covered area is approximately 28 feet long with a couple lights. It holds an RV easily no height problem.
There is also a 20 ft sea container divided in half for extra storage.

What would one Bay be worth?

I'd say 200 a month. 3-400 or more if enclosed with power and heat
